lyf Bondi Junction Review: A Honest Look at Sydney’s Co-Living Hotel

When I heard about a new hotel designed for digital nomads just minutes from central Sydney, I decided I had to check it out. lyf Bondi Junction sits in the heart of Sydney’s eastern suburbs, and it’s nothing like your typical hotel experience. I liked the idea of a place where you could settle in – work, cook, meet people – rather than just be stuck working away in my hotel room and eating out.

First Impressions

Walking into lyf Bondi Junction feels more like entering a co-working space than a traditional hotel. The lobby has exposed concrete, clean lines and a few plants placed where they earn their space. You’re smack bang in the middle of Bondi Junction, but you wouldn’t know it from inside.

The check-in was refreshingly smooth. The staff are genuinely friendly (not just going through the motions), and they sorted me out with early check-in after as a member of the Ascott loyalty programme.

The Room

Let’s be honest about the room size – it’s compact. We’re talking 17 square metres, which means you could probably fit it in most people’s garage. But they’ve made every centimetre count and it really does feel bigger.

The platform bed setup gives it a distinctly Japanese feel, and whilst it’s definitely designed for solo travellers (couples might find the whole climbing-over-each-other situation a bit annoying), it works perfectly if you’re travelling alone, even this pair of 50 somethings didn’t mind it.

The automated curtains are a bit of theatre – they open when you walk in like you’re some sort of VIP, which gave me a laugh. There’s a decent-sized TV, a microwave, and a fridge, so you’ve got the basics sorted. The bathroom is small but functional, with good water pressure in the shower (always a win in my book).


Location

This is where lyf Bondi Junction absolutely nails it. You’re literally around the corner from Bondi Junction station – I’m talking a four-minute walk. Westfield is right next door, so whilst you do need to step outside briefly, you’re there in under a minute. During the day, you can walk through Myer’s second floor to access the shopping centre, though they close that route at 7pm.

Want to get to the city? Easy. Fancy a trip to Bondi Beach? Ten minutes in an Uber or if you are on a budget there are buses heading across the east. The location works well for both the city and the eastern beaches.

Parking will set you back $60 a day at Westfield, which is standard for the area but worth factoring into your budget if you’re driving. We left the car at home!

BOND Community Kitchen

The communal kitchen is where lyf really shows its quality. This isn’t some basic kitchenette with a dodgy microwave – we’re talking high-end appliances that would make most home cooks jealous. There are multiple Miele ovens, premium induction cooktops, and a massive Liebherr fridge that actually has proper storage space.

The benchtops are spacious, there’s plenty of prep space, and they’ve thought about the details – quality knives, decent cookware, and enough equipment that you could actually prepare a meal rather than just heat something up. I made breakfast there and the kitchen is better equipped than most home kitchens.

The space encourages interaction too. I ended up chatting with a couple of other guests over morning coffee, which never happens in traditional hotels. The communal dining area has this relaxed, almost residential feel that makes hanging out there genuinely appealing.

BURN Rooftop Gym

The gym is located on the rooftop, and the views alone are worth the trip up. You get sweeping vistas across Sydney’s eastern suburbs, with glimpses of the harbour in the distance. The equipment is solid – TRX systems, free weights, cardio machines, and yoga mats for floor work.

The gym is on the rooftop, which makes it feel completely different from a basement hotel gym. The equipment is solid: TRX systems, free weights, cardio machines and yoga mats. There’s outdoor seating if you want to sit after your workout and take in the views across the eastern suburbs.

WASH & HANG Laundry

The laundry facilities share the rooftop space with the gym, which means you get those same excellent views while doing your washing. Despite what some booking sites claim, it’s not free – $8 to wash and another $8 to dry – but the machines are high-quality and the space is spotlessly clean and well-maintained.

There’s proper folding space, hanging areas, and even an old-school arcade machine for entertainment while you wait. It’s these little touches that show they’ve actually thought about the guest experience rather than just ticking a box.

The rooftop setting makes what’s usually a mundane task feel almost pleasant, especially if you time it right and catch the sunset views across the suburbs.


Food and Drink: Bonnibel

The hotel’s on-site restaurant, Bonnibel, features a relaxed courtyard dining area and operates throughout the day. They serve breakfast, lunch and dinner, with a casual dining menu and full bar service.

While I didn’t eat there I did grab a few coffees while I was working and it was a decent brew, I would order it again.

My stay coincided with a weekly trivia night which was packed with locals and guests looking like they were having a ball. I was a bit late to join in but I would next time for sure.

It saves you from having to venture out if you can’t be bothered, which is always appreciated after a long day. If you do head out there are plenty of options within a few minutes walk.

We hit up Happy Hour at Billy The Pig and had a Thursday value meal that was delicious and under $20!

Who Should Stay Here?

The room size won’t suit everyone, but if you’re travelling solo or just want a central base without paying for space you won’t use, it works well.

The design is thoughtful, the location is works well for quick trips to the city or the beach, the staff are excellent, and the facilities actually add value to your stay rather than just existing for show.

The Price: At $138 a night, the rate I paid in June, you’re paying for the experience as much as the accommodation, and in this case, it’s worth every dollar. However pricing can vary significantly ranging from under $200 to over $600 depending on what’s happening in Sydney.

The Bottom Line: lyf Bondi Junction gets it right where it matters. Great location, clever design, excellent facilities, and a genuine point of difference in the market. I’m already looking at dates for my next stay.
